Что случилось? По данным специализированного портала по недвижимости Idealista, в ноябре 2020 года средняя стоимость квадратного метра вторичного жилья в Испании увеличилась на 1,9% в квартальном и на 0,4% в годовом исчислении до €1 770, сообщает онлайн-издание Explica.
Регионы. Больше всего выросли цены на жильё от собственников за ноябрь на Балеарских островах (+1,5%), в Эстремадуре (+1,4%), в Мадриде и Каталонии (по +1,2%). Следом идут Риоха (+1%), Кастилья и Леон (+0,8%), Канарские острова и Галисия (по +0,6%), Кастилья-ла-Манча (+0,3%) и Арагон (+0,1%).
Больше всего за предпоследний месяц года цены снизились в Мурсии (-0,4%), Стране Басков (-0,2%), Наварре и Валенсийском сообществе (по -0,1%). В Андалусии, Астурии и Кантабрии цены остались неизменными.
Самые дорогие и самые дешёвые. Самым дорогим автономным сообществом Испании остаются Балеарские острова, где квадратный метр оценивается в €3 100. Следом идут Мадрид (€2 830) и Страна Басков (€2 660). На противоположном конце шкалы находятся Кастилья-ла-Манча (€860 за кв.м), Эстремадура (€920) и Мурсия (€1 040).

By region, a total of ten communities have registered price increases during November. They are followed by La Rioja (+ 1%), Castilla y León (+ 0.8%), Canarias and Galicia (+ 0.6% in both cases), Castilla-La Mancha (+ 0.3%) and Aragon (+ 0.1%).
On the contrary, Murcia (-0.4%) is the region in which house prices have fallen the most in November, followed by the Basque Country (-0.2%), Navarra and the Valencian Community (-0.1 % in both regions). On its side, in Andalusia, Asturias and Cantabria the price has remained stable.
Taking the price into account, the Balearic Islands, with an average price per square meter of 3,103 euros, is the most expensive autonomous community in Spain. They are followed by Madrid (2,832 euros) and the Basque Country (2,659 euros).
On the opposite side, among the cheapest communities are Castilla-La Mancha (856 euros per square meter), Extremadura (922 euros) and Murcia (1,044 euros).
For his part, Ferran Font, director of Estudios de piso.com, has indicated that the coronavirus pandemic will cause a decrease of up to 7% in the price of housing in Spain in 2021. However, the fall in this year 2020 it will be very limited, of a maximum of 2%.
The increase in unemployment expected for 2021 due to the economic crisis derived from the Covid-19 pandemic will cause many homeowners to be forced to sell their home, which will lead to a drop in prices, according to the forecasts of piso.com.
