Experts Note: Spain’s Housing Rental and Sales Market Remains Tight

¿Por qué la vivienda en España es cada vez menos accesible?

Housing prices in Spain remain high, making it difficult for many families to buy or rent a home. Experts highlight that property owners are increasingly opting for short-term rentals to secure quick profits, which impacts market stability.

In 2025, the situation in Spain’s real estate market continues to cause concern among both experts and ordinary citizens. Housing prices remain high, and both buying and renting are becoming increasingly challenging for a significant portion of the population.

Economists point out that one of the key reasons for the market tension is the growing interest of property owners in short-term rentals. Owners of apartments and houses are increasingly opting to rent to tourists, as this offers higher income over a short period compared to traditional long-term rentals. According to experts, to earn the same amount as from renting to tourists for 200 days a year, long-term rentals would need to be continuous throughout the entire year.

This approach leads to a reduction in the supply of long-term rentals, which in turn drives prices up and makes it harder for local residents to find housing. The problem is especially pronounced in major cities and popular tourist regions, where demand for short-term rentals remains consistently high.

Spanish authorities are attempting to address the situation by introducing new rules and restrictions for property owners. However, experts note that any restrictions quickly lead to the search for new ways to generate profit. Property owners strive to maximize their income using all available opportunities, which makes market regulation a complicated task.

Experts believe that addressing the issue requires a comprehensive approach. In particular, they emphasize the importance of increasing the amount of social housing and supporting programs aimed at building affordable apartments for rent and purchase. However, even with active efforts in this direction, analysts note that quick changes should not be expected — solving the housing problem will take more than a year.

The debate continues in society about how to balance the interests of property owners with the needs of the population. Experts urge people to acknowledge that the primary motivation of property owners is to maximize profit in the shortest possible time, and only then can effective ways to stabilize the market be explored.

Housing affordability remains one of the most pressing issues for Spain. Despite some successes in the development of social programs, the market continues to experience pressure from short-term rentals and high prices. In the coming years, according to experts, this topic will remain relevant and require attention from both the government and the private sector.
