Average Property Price in Barcelona Reaches Nearly 5,000 Euros per Square Meter

Barcelona surprises: apartment prices are twice the Spanish average

A new record for property prices was set in Barcelona in September 2025. The average rate is almost twice the national average. The article provides a breakdown by city districts.

Record figures in the real estate market

In September 2025, the average price per square meter of housing in Barcelona reached €4,989. This figure remained almost unchanged compared to August; however, over the past three months, there has been a 1.4% increase. Year-on-year, prices rose by 9.4%, highlighting a sustained trend of rising property values in the Catalan capital.

Comparison with national figures

Barcelona stands out noticeably from the rest of Spain. Nationwide, the average price per square meter of housing is €2,517. Although the annual increase across Spain was higher — 15.3%, the initial values were significantly lower than in Barcelona. As a result, the gap between the Catalan capital and other regions persists.

Differences between city districts

There is a significant difference in housing prices within Barcelona depending on the district. The most expensive area remains Sarrià-Sant Gervasi, where a square meter is priced at €6,661, which is 14.6% higher than a year ago. In Eixample, the price reached €6,210, and in Les Corts, €6,022. The Gràcia district also shows high values — €5,354 per square meter.

On the opposite end are the more affordable areas. In Nou Barris, the average price stands at €2,774, which, despite a 12.8% increase over the year, remains the lowest in the city. In Sant Andreu, the price is €3,721; in Horta-Guinardó, €3,840; and in Sants-Montjuïc, €4,321.

Market trends and characteristics

In 2025, Barcelona reached a historic high in average housing prices. The Sarrià-Sant Gervasi district continues to be the most prestigious area, while Nou Barris remains the most affordable despite a noticeable price increase. Sant Martí and Sants-Montjuïc saw some of the fastest price growth over the year—14.1% and 12.5%, respectively.
