In Madrid’s historic district, just steps from the famed Puerta del Sol and the Four Seasons hotel, one of the most ambitious luxury real estate projects of recent years is underway. The new residential complex Casa Lamar Cedaceros 9 offers future owners not only a prestigious location, but also a unique range of services rivaling the finest five-star hotels.
The complex occupies a building formerly owned by a major insurance group, which is being fully transformed to meet the needs of affluent clients. The developer, international company Lamar Development based in Dubai, has chosen Madrid as the launch site for its new Casa Lamar brand, targeting the ultra-luxury segment.
Premium spaces and services
Casa Lamar Cedaceros 9 features just 22 residences, each with a custom layout and a high level of privacy. Apartment sizes start at 170 square meters, with the most spacious duplexes and penthouses reaching up to 300 square meters and private terraces of up to 70 square meters.
Special attention has been given to communal areas: 1,000 square meters will house a fitness center with boxing and Pilates studios, a spa complex with a pool, sauna, hammam, and hydrotherapy, as well as a private club with a lounge bar and wine room. For food enthusiasts, there is a dedicated space for culinary masterclasses and tastings, while the rooftop features a panoramic terrace overlooking the city.
Owners will have access to a 24-hour concierge service, security, and an underground parking garage with an automated system for 26 cars. The complex will also offer a beauty salon and a hairdresser.
Architecture and Design: Preserving Traditions with Modern Solutions
The architectural firm Touza Arquitectos is responsible for maintaining the building’s historic façade, seamlessly blending it with contemporary interiors. The interior design is led by renowned Patricia Urquiola, for whom this project marks her debut in Spain’s luxury residential sector.
The complex features apartments ranging from one to five bedrooms, as well as exclusive duplexes and penthouses—considered the most prestigious units in the project. Prices start at €2.3 million, with penthouse prices exceeding €7 million. The average price per square meter is approximately €17,500.
Demand and Prospects: Strong Interest from International Investors
Sales began in a closed format, and several reservations have already been recorded at the first stage, both from Spanish and international buyers. Construction permits are expected to be obtained by year-end, with project completion and handover scheduled for late 2027. Knight Frank and Driven Properties are responsible for marketing and selling the project.
