New-Build Property Prices in Spain: Where Is Housing Becoming More Expensive the Fastest?

The new-build property market in Spain continues to grow: the average price per square meter has reached €2,528. In some regions, such as the Balearic Islands and Madrid, the cost of housing is significantly higher, while in Extremadura and Castilla-La Mancha it remains much lower. We explore where buying new builds is most advantageous.

In 2025, the Spanish real estate market is showing steady growth in new housing prices. According to recent data, the average price per square meter of new property nationwide stands at €2,528, which is 7.6% higher than a year ago.

The highest prices have been recorded in the Balearic Islands, where the average reached €4,399 per square meter. This region not only leads in cost but also registers a record growth: prices jumped nearly 20% over the year. This surge has been driven by limited land availability, strong demand from foreign buyers, and the islands’ appeal to tourists.

Madrid holds the second place in new-build property prices. Here, the average price is €3,753 per square meter, with an annual increase of 15.7%. The capital region remains a magnet for investors and buyers, thanks to its well-developed infrastructure and its status as the country’s business and cultural hub.

In Catalonia, the price per square meter in new homes is €3,118. Although price growth has slowed to just 1.2% this year, the region remains among the most expensive for home purchases. Prices in the Basque Country and Navarre also remain high—€2,893 and €2,402 respectively—with annual growth rates not exceeding 5%.

Among the regions with significant price increases are Cantabria, Andalucía, and Murcia. In Cantabria, the average price reached 2,092 euros per square meter, with an annual growth of 15.7%. In Andalucía and Murcia, prices rose by 14.1% and 10.4% respectively, making these regions leaders in the pace of housing price growth.

At the other end of the market is Extremadura, where a square meter of new housing averages 1,385 euros. Despite a 9.1% increase, this region remains the most affordable for purchasing new homes. Castilla-La Mancha and Murcia are also among the most budget-friendly destinations, with prices of 1,538 and 1,653 euros per square meter respectively.

In Castilla y León, Galicia and La Rioja, prices for new housing range from 1,712 to 1,779 euros per square meter. Growth in these regions is between 5.8% and 8.6%, making them attractive for families and young buyers seeking affordable housing outside of major cities and tourist areas.

The slowest growth rates have been recorded in Catalonia, the Basque Country, and Castilla-La Mancha, where the market remains relatively stable. Overall, the gap in the cost of new housing between Spain’s regions continues to widen. While coastal and capital regions show record highs, inland areas maintain more affordable prices and stable demand.

Thus, the choice of region for purchasing new property in Spain directly affects the budget and investment prospects. With property prices continuing to rise, especially in popular tourist and business centers, buyers are increasingly turning their attention to more affordable yet promising areas of the country.
