In October 2025, the average price per square meter of residential real estate in Zaragoza reached €2,152. Over the past twelve months, prices have risen by 12%, and in the last month alone—by 2.7%. These figures indicate ongoing market growth, with a steady upward trend continuing for several months in a row.
Comparison with Nationwide Trends
Across Spain, the average price per square meter stood at €2,555, which is 15.7% higher than a year ago and up 1.5% compared to the previous month. While price growth in Zaragoza lags slightly behind the national average, the local market shows steady recovery and remains attractive to buyers.
Price Distribution by City Districts
Housing prices in Zaragoza vary significantly depending on the district. The most expensive areas are still the central neighborhoods: in Centro, the price per square meter reached €2,780, up 17.8% compared to last year. In Actur and Universidad – San Francisco, prices stand at €2,621 and €2,581 respectively, each with annual growth over 10%. Miraflores – San José saw the largest increase—nearly 24% in a year—with the price reaching €2,441.
At the same time, the most affordable options can be found in the Casetas – Garrapinillos – Monzalbarba districts, where the price per square meter stands at €1,346 and annual growth is 6.8%. In Oliver y Valdefierro, prices have even dropped by 2.4%, down to €1,626. In the Torrero – La Paz, Delicias, and Salvador Allende-Parque Goya-Zorongo areas, prices range from €1,829 to €2,055, with annual growth in some locations exceeding 14%.
Market trends and outlook
Average housing prices in Zaragoza are gradually approaching 2007 levels, but remain 22.8% below the historical peak of €2,787 per square meter. The strongest growth has been recorded in the Miraflores – San José and Las Fuentes districts, where annual rates exceed 20%. At the same time, a decline in prices has only been observed in Oliver y Valdefierro.
Central and university neighborhoods remain the most prestigious, with prices above €2,500 per square meter. Overall, Zaragoza’s housing market shows clear signs of sustained recovery, and demand for apartments in developed areas remains high. Experts note that this trend could continue in the coming months, especially amid limited supply and steady demand.
