Bilbao surprises: apartment prices hit historic highs in 2025

In September 2025, Bilbao recorded a new peak in housing prices. The city continues to see a steady increase in property values. Demand remains strong while supply is limited. Differences between districts are under analysis.

Record highs in Bilbao’s real estate market

In September 2025, the average price per square meter of housing in Bilbao reached €3,709, marking the highest level ever recorded. Over the past month, prices grew by 0.2%, and compared to last year, by 9.6%. These figures indicate sustained interest in real estate in the capital of Bizkaia, despite limited supply in central neighborhoods.

Comparison with nationwide trends

While the national average price of housing in Spain stands at €2,517 per square meter, Bilbao remains one of the country’s most expensive cities, with prices 47% above the national average. Over the year, prices rose by 15.3% across Spain, though growth in Bilbao was slightly more modest. Last month, price increases in the city were also lower than the national average: 0.2% versus 0.7%. Nevertheless, Bilbao’s market continues to strengthen after a period of relative stability.

Differences among city districts

Significant price variations are observed across different areas of Bilbao. Abando and Albia remain the most expensive neighborhoods, with prices exceeding €5,000 per square meter. In Indautxu, housing costs around €4,800 per square meter, while in Deusto, prices are above €4,000. Over the year, Deusto saw a 13.4% increase, and Abando 11.4%. In contrast, prices in Otxarkoaga and Txurdinaga fell by 1.5% to €2,706 per square meter. In Ibaiondo and Begoña-Santutxu, prices rose by 5.4% and 8.8% respectively.

As of September 2025, the Bilbao housing market is marked by the following: the average price has reached a historic high, with prestigious neighborhoods exceeding 4,700 euros per square meter, and Uribarri recorded the highest annual increase at 18%. The gap between the most expensive and most affordable areas surpasses 2,300 euros per square meter. After an active rise during the summer, recent months have seen more moderate growth.
