
Two major players in the Spanish construction market — Grupo Salas and ACR Grupo — have announced the joint acquisition of Modulbath, a company specializing in the production of modular bathrooms. Each party has acquired a 50% stake in the business. The deal aims to secure a reliable supply of key components for their own projects and strengthen their positions in the industrial construction segment of affordable housing.
Modulbath’s manufacturing facility is located in Villafranca del Penedés (Barcelona) and spans more than 5,000 square meters. The plant is capable of producing up to 2,000 modular bathrooms per year, which is equivalent to around 40 units a week. Production capacity can be increased if needed. To date, the company has already manufactured over 4,000 of these modules, a significant part of which has been used in affordable housing construction projects.
Industrialization as a Development Strategy
The management of ACR Grupo emphasizes that investing in Modulbath fully aligns with their long-term strategy of developing an industrial construction platform. The company is actively implementing various systems and solutions, both proprietary and third-party, using flexible ownership and partnership models. This approach has already enabled them to deliver over 2,000 residential units using five different industrial technologies. Currently, all construction projects by the group are carried out using industrialized processes.
Grupo Salas believes that further industrialization of the construction sector is essential to address the shortage of affordable housing. In their view, the adoption of modular solutions not only improves quality and shortens construction timelines but also helps keep costs under control. This new deal aligns with the company’s strategy of building strategic alliances with partners who share an innovative vision for industry development. In recent years, Salas has used industrial technologies in virtually all of its projects.
Supply Chain Control and New Opportunities
Both companies point out that one of the main goals of the deal is to secure control over the supply of key components for industrial construction. This is especially critical amid high market demand. Most of Modulbath’s output will be allocated to the new owners’ own projects, but the company will continue to serve external clients as well.
Combining the experience of a developer and a construction company in the design and production of modular bathrooms increases manufacturing efficiency and enhances product quality. This kind of synergy streamlines every stage—from development to on-site installation.
