Madrid has long been considered one of the most attractive cities to live in Spain. However, property prices in the capital remain high: according to recent data, the average home price within the city is over €5,600 per square meter, and across the region, around €4,300. For many buyers, these sums are out of reach, but the market still offers interesting options at lower prices.
Budget Options: From Apartments to Houses with Land
In the municipality of San Martín de Valdeiglesias, you can buy a small 40-square-meter apartment with one bedroom, a bathroom, and a terrace for just €69,900. For those who prefer country living and value space, a mobile home with a plot of over 1,200 square meters is available for €100,000. Inside, there are three bedrooms, a living room with kitchen, a bathroom, and a spacious covered veranda.
In Villarejo de Salvanés, not far from historic Chinchón, a detached house in need of renovation is for sale, offering 142 square meters of living space with four rooms and a large plot of nearly 2,800 square meters. The price is €100,000. In the Moratalaz district, close to the center of Madrid, you can purchase ownership rights to a three-bedroom apartment with one bathroom for €101,000.
Waterfront and Suburban Properties: What You Can Buy for €100,000–200,000
In the same San Martín de Valdeiglesias, just a few minutes’ walk from one of the few Blue Flag beach areas, a bright three-bedroom apartment with a terrace is for sale for €101,500. In the northwest of the region, in Santa María de la Alameda, you can find a two-story house with a fireplace, three bedrooms, and one bathroom for €103,000.
In Parla, a city with convenient rail connections to the center of Madrid, a 64-square-meter apartment with three rooms, a bathroom, and a terrace is available for €160,000. In Cadalso de los Vidrios, one of the most affordable towns in the area, there’s a two-story house for sale with four bedrooms, three bathrooms, a barbecue area, and a fireplace on a 900-square-meter plot for €199,000.
Modern properties and new developments
In the same Cadalso de los Vidrios, you can find a house built in 2008 with three bedrooms and two bathrooms, covering 163 square meters and sitting on a plot of nearly 1,000 square meters. The price is €199,990. In San Sebastián de los Reyes, in the northwest of the capital region, a modern loft built in 2024 is on the market: 45 square meters with two bathrooms for €200,000. The high ceilings allow for creative zoning and different functional areas.
Therefore, despite the overall high prices in the capital’s real estate market, there are still affordable housing options to be found in the autonomous community of Madrid. The variety of listings includes both apartments in urban areas and houses with land in the suburbs, allowing buyers to find the best fit for different needs and budgets.
