
A major urban transformation is underway in Alcalá de Henares: a modern residential district focused on sustainability and comfort will replace abandoned industrial land. The site, formerly home to the Roca factories, has long been underused and separated the historic center from other parts of the city. Now, the plan is to create a space that brings together different neighborhoods and opens up new opportunities for residents.
The project envisions building more than 2,500 new apartments, many of which will be available to young families and those seeking affordable housing. Special emphasis is placed on green spaces: around 80,000 square meters of parks and gardens will be created, smoothly connecting to the existing Parque O’Donnell. An equal area is allocated for commercial and community facilities, aiming to create not just a residential neighborhood but a vibrant business environment as well.
The redevelopment will include new schools, municipal buildings, and modern transport hubs. Drivers will benefit from 400 additional parking spaces, while pedestrians will have 30,000 square meters of open, safe walking areas. A green corridor along the railway tracks will link different parts of the city, making it easier and more pleasant to get around.
Three new plazas and preservation of industrial heritage
The new district will be anchored by three main squares, each with its own purpose. The first, the “neighborhood square,” will be surrounded by low-rise buildings and become a vibrant place to live and socialize, offering around 500 apartments with social support. The second square will serve as a transport and public hub, while the third, the “institutional square,” will mark the entrance to the historic part of the city and highlight Alcalá de Henares’ industrial heritage. Plans include restoring old industrial buildings to preserve the legacy of the Roca factory.
The new neighborhood will also feature a multifunctional center for events, conferences, and cultural activities. This is expected to give the city’s economy an extra boost and create new jobs. The courtyards inside residential blocks will be transformed into green oases, and car traffic will be routed to the perimeter, making the area as pedestrian-friendly as possible.

City authorities are confident the project will help bridge gaps between neighborhoods, improve transport connectivity, and create a more harmonious urban environment. The new space will not only be a place to live but also a magnet for business, culture, and leisure.
