Over the year, this figure has risen by 15.3 percent, and by 0.7 percent over the past month. Thus, while the price per square meter in Santa Cruz de Tenerife is slightly below the national average, the growth rate here is higher than the overall rate in Spain.
Price Differences by City Districts
There is a significant variation in housing prices within the city. The most expensive area remains Los Hoteles–Rambla–Duggi, where the price per square meter has reached €3,430, marking a historic high. Over the past year, there has been an 18.9 percent increase here. In Toscal, the price stands at €3,095 per square meter, with an annual growth of 1.2 percent. In the city center, the average price is €2,962, which is 3.1 percent higher than a year ago.
The most affordable options can be found in the Santa Cruz Suroeste area, where the price per square meter is €1,726. Over the year, prices here have risen by 16.4 percent. In Salamanca–Uruguay, the average price is €2,611 with an annual increase of 17.5 percent. The La Salud–La Salle district also shows strong growth: €2,730 per square meter, up 18.2 percent year-on-year.

Overall, Santa Cruz de Tenerife shows faster housing price increases compared to the rest of Spain. Current prices are close to the historic highs recorded during the summer.
