
Sharp rise in housing prices in Almería
In September 2025, the average price per square meter of residential property in Almería reached €1,641. Over the past twelve months, prices have increased by 9.9%, and by 0.4% in the last month alone. These figures confirm the ongoing trend of rising prices that has been evident in the city for several consecutive quarters.
Compared to Spain as a whole, where the average price per square meter stands at €2,517, Almería remains one of the most affordable cities. Housing here is 35% cheaper than the national average, yet price growth in the province continues to be strong.
Regional variations: where is it pricier, where is it cheaper?
Within the city, prices vary significantly by neighborhood. The most expensive are Vega de Acá — Nueva Almería — Cortijo Grande, where a square meter costs €2,359, up 2.5% from last year. The biggest increase was seen in El Zapillo, where prices surged by 19.5% to €2,193 per square meter. In El Toyo, however, prices fell by 6%, now standing at €2,073. In Retamar, property is up 6.9% (€2,001), and in Nueva Andalucía — Regiones, prices jumped 29.2% to €1,936 per square meter.
The most affordable listings can be found in La Chanca — Pescadería, where a square meter goes for €563, representing a 4.5% increase from last year. In La Cañada — Costacabana — Loma Cabrera, the price is €1,169 (+0.5%), in Los Ángeles — Cruz de Caravaca — Piedras Redondas it is €1,256 (+3.7%). In Villablanca — Torrecárdenas, prices dropped by 12.1% (€1,347), while in Barrio San Luis — Los Molinos, prices rose by 2.3%, reaching €1,515.
Market trends and outlook
Despite significant growth, current prices in Almería are still 27% below the historical peak recorded in September 2008 (€2,257 per square meter). The largest annual increases have been seen in the El Zapillo and Nueva Andalucía districts, where property values have risen by almost a third. Meanwhile, downward adjustments are being observed in El Toyo and Vega de Acá.
Experts note that demand for housing in Almería remains steady, and the price differences between districts offer options for both investors and families seeking affordable homes. The market is expected to continue showing positive momentum in the coming months, although growth may slow.
As a result, Almería maintains its reputation as one of the most attractive cities for real estate purchases in Andalusia, combining moderate prices with steady property value growth.
