In September 2025, the average price per square meter of housing in Marbella reached €5,410—a historic record. Over the year, prices rose by 9%, and in the last month alone—by nearly 3%. The city remains firmly among the most expensive places to buy property in Spain.

For comparison, the national average stands at €2,517 per square meter. This means housing in Marbella is almost twice as expensive as in Spain overall. The high price is due not only to strong demand from foreign buyers, but also to the limited supply of new properties. As a result, the city is consistently ranked among the most prestigious and sought-after destinations on the coast.
Most expensive and most affordable districts
Within the city, there is a significant price disparity between districts. The highest rates are recorded in the Nagüeles–Milla de Oro area, where prices exceed €6,590 per square meter. In Nueva Andalucía, property averages €5,805 per square meter, and in Las Chapas–El Rosario — €5,305. Meanwhile, prices are lower in Elviria–Cabopino and San Pedro de Alcántara—about €4,500 per square meter. The Río Real–Los Monteros district showed the fastest annual growth—over 20%.
Factors driving price growth
Experts note that the continued price increase is mainly driven by strong interest from foreign investors and a shortage of available land for development. So-called ‘prime’ zones are especially in demand, where property prices consistently exceed €6,500 per square meter. In some neighborhoods, despite the general upward trend, minor monthly corrections have been recorded, but on an annual basis, growth remains positive.

In the coming months, analysts do not expect a significant decrease in prices. Demand for housing in Marbella is supported by both domestic and international buyers, creating additional pressure on the market. With limited supply and the region’s strong appeal, experts believe that property prices will remain high.
