
The largest urban renewal in decades
In Alcalá de Henares, located in the Community of Madrid, one of the biggest urban development projects in recent years is getting underway. The local government has unveiled plans to transform the former Roca factory site into a modern residential district named Roca City. On an area of more than 200,000 square meters, which had long remained unused, up to 3,000 new apartments will be built, with a significant number to be offered through social housing programs.
Housing, infrastructure, and green spaces
The project includes the construction of at least 2,500 apartments, offering both market-rate and affordable options. Around 20% of the new homes will be designated for social programs. In addition to residential buildings, the plans call for extensive pedestrian zones, modern public spaces, commercial areas, and parking for 400 vehicles. Special emphasis has been placed on green areas—more than 80,000 square meters will be dedicated to parks and gardens, aiming to enhance quality of life and improve the neighborhood’s environmental sustainability.
New opportunities for youth and the local economy
City officials emphasize that one of their main goals is to give young residents the opportunity to stay in Alcalá de Henares and pursue their life plans here. The project also aims to improve transportation links, connect different parts of the city, and make the historic center more attractive. As part of the infrastructure development, a multifunctional building is planned for business, cultural, and educational events.
A European approach to urban development
The architectural concept for the new neighborhood is based on principles of sustainability and European standards. Buildings will be designed to visually harmonize with the historic center, with heights increasing farther from the old town. The entire area will follow the ‘superblock’ model, prioritizing pedestrians and public spaces. This approach aims to ensure a comfortable living environment and smooth integration of new developments into the existing urban fabric.
Future plans and lessons from other cities
The idea of transforming former industrial areas into modern residential districts is not new for Spain. The Roca Group is already implementing a similar project in Barcelona, where a new neighborhood with housing, workspaces, and a large park is being built on the land between Gavà and Viladecans. In Alcalá de Henares, the company will also take part in the construction and sale of apartments, allowing it to apply its expertise and modern urban planning solutions.
