This figure has increased by 17% over the past year and by 2% in the last month alone. These data reflect sustained interest in regional real estate and reaffirm Malaga’s status as one of the country’s most active markets.

Across Spain as a whole, the average property price reached €2,517 per square meter. Over the past year, this figure has risen by 15.3%, and by 0.7% in the past month. Thus, the gap between Malaga and the national average has reached 44%. In recent months, this difference has only grown, highlighting the unique dynamics of the market in the Andalusian city.
Price Distribution by City Districts
Within Malaga, there are significant differences in housing prices depending on the district. The most expensive remains Este, with the price per square meter at €4,654—an increase of 13.3% compared to last year. In the city center, the price is €4,146, with an annual growth of 9.3%. In Teatinos, property is valued at €3,810 per square meter, up 12.4% year-on-year. In Carretera de Cádiz, the average price is €3,499, while in Cruz de Humilladero it is €3,185, where there has been an 18.1% increase.
The most affordable options can be found in Ciudad Jardín, where prices average €2,377 per square meter, marking a 20.9% increase over the past year. In Puerto de la Torre, the price stands at €2,518 with minimal annual growth of just 0.6%. In Churriana, housing prices have risen by 24.1% to €2,886 per square meter. The most significant growth was recorded in Bailén-Miraflores—up 31.9% to €3,040 per square meter.
