Average Housing Price in Zaragoza Rose by Almost 11 Percent in One Year

Zaragoza surprises: apartment prices reach record highs since 2011

In September 2025, Zaragoza reached a new record for the price per square meter. Over the past year, prices have increased by nearly 11 percent. Most city districts have seen growth. This trend differs from nationwide dynamics.

Housing Price Trends in Zaragoza

In September 2025, the average price per square meter of residential property in Zaragoza reached €2,095. Over the month, this figure rose by 0.2 percent, and compared to the same period last year, it increased by 10.9 percent. These figures reflect a steady rise in the city’s real estate market prices.

Comparison with National Indicators

Across Spain, the average price per square meter was €2,517. Over the year, this figure grew by 15.3 percent, and by 0.7 percent over the month. Thus, the rate of price growth in Zaragoza remains lower than the national average, indicating a more moderate trend in the capital of Aragón.

Price Distribution by City Districts

Zaragoza demonstrates significant price differences between its various districts. Centro remains the most expensive area, where the price per square meter is €2,825, up 19.1 percent from a year ago. It is followed by Actur (€2,684, +13.7 percent), Universidad – San Francisco (€2,627, +21 percent), Miraflores – San José (€2,417, +27.1 percent), and Almozara (€2,368, +1 percent).

The most affordable districts are Casetas – Garrapinillos – Monzalbarba (€1,317, +0.3 percent), Avenida Cataluña – Santa Isabel – Movera (€1,516, +0.2 percent), Oliver and Valdefierro (€1,611, down 4.6 percent), Torrero – La Paz (€1,776, +8.3 percent), and Salvador Allende – Parque Goya – Zorongo (€1,941, +13.2 percent).

Key Trends and Market Characteristics

The average property price in Zaragoza has reached its highest level since 2011. The Miraflores – San José district showed the largest annual increase — over 27 percent. Centro remains the most prestigious part of the city. The only district where prices have declined compared to last year is Oliver y Valdefierro. At the same time, despite the growth, the average price per square meter in Zaragoza is still 24.8 percent below the historical peak set in December 2007 (€2,787).
