In September 2025, the average price per square meter in A Coruña approached an all-time high. The city continues to experience rapid price growth, with figures remaining above the national average. The analysis covers trends by district.

At the beginning of autumn 2025, the average price per square meter of housing in A Coruña reached €2,879. Over the year, this figure increased by 13%, and in the last month—by 2.1%. The quarterly growth rate was 2.5%. Despite this significant rise, current prices remain 0.6% below the historical peak recorded in August 2008, when the price reached €2,895 per square meter.

The city’s position compared to the national market

A Coruña remains one of the most expensive cities for housing in Spain. Nationally, the average price per square meter in September 2025 was €2,517. This indicator rose by 0.7% over the month and by 3.2% over the quarter. Year-on-year growth across Spain was 15.3%. Thus, the pace of price increases in A Coruña is slightly behind the national average, yet the city continues to lead in the north of the country.

District differences: where is it most and least expensive

There is a significant price variation within the city. The most expensive area remains the historic center—’Ciudad Vieja – Centro,’ where a square meter costs €3,833. Over the year, this district saw a minimal increase of just 0.2%. Next are ‘Ensanche – Juan Flórez’ (€3,632, +12.2%), ‘Cuatro Caminos – Plaza de la Cubela’ (€3,244, +11.5%), and ‘Riazor – Los Rosales’ (€3,236, +9.2%).

The most affordable listings can be found in the areas of “Elviña – A Zapateira” (€1,777, +14.5%), “Los Castros – Castrillón – Eiris” (€2,348, +5.1%), “Os Maios” (€2,400, +11.7%), and “Someso – Matogrande” (€2,641, +19.4%). The last district stands out for the fastest price growth over the year.

The average property price in A Coruña is approaching its historical peak. The city has seen 13 consecutive months of annual growth. The “Someso – Matogrande” district leads in terms of price increases, while the historic center remains the most expensive location despite slowing growth. A Coruña is strengthening its position as one of the most active real estate markets in northern Spain.
