The investment company Meridia has successfully completed its Cronos project by selling the office complex in Madrid for an impressive €22.2 million. Located at Plaza Cronos 1, this property sits in one of the capital's fastest-growing business districts, known as MadBit. The sale stands out as a prime example of a successful asset value-creation strategy.

The complex, consisting of two buildings with a total area of around 10,000 square meters, was acquired by the fund in October 2019. Since then, significant work has been carried out. In 2022, a complete and comprehensive renovation of the property was finalized. As a result, the outdated office spaces were transformed into a modern and in-demand work environment, meeting all current standards. The upgrades included not only interior renovations but also engineering systems and common areas, significantly increasing the complex's appeal to tenants and, consequently, to the final buyer.

This transaction is part of the company's broader strategy for managing its investment portfolio. Currently, Meridia is actively selling assets from its previous funds. The Meridia III fund is nearly fully divested, while asset sales from Meridia IV are already at an advanced stage. This approach enables the company to lock in profits and free up capital for new investments.

Alongside the divestment process, the company remains active in the acquisition market. The management continues to seek out and purchase promising assets through its latest investment vehicle, the Meridia V fund. Its strategy is also focused on so-called 'value-add' projects—acquiring properties with appreciation potential following targeted improvements, renovations, or a change in concept.

The successful sale of the Cronos project demonstrates strong investor interest in high-quality office real estate in Madrid’s main business districts. The MadBit district, where the complex is located, has become a true technology hub in recent years, attracting numerous innovative companies and startups. This, in turn, fuels demand for modern and flexible office spaces.
