A new stage of development: Benasque launches large-scale construction project
In the municipality of Benasque, located in the province of Huesca, the largest housing construction project in decades is getting underway. Local authorities have approved a plan that will create more than two thousand new apartments in the area of the Cerler ski resort. This decision marks the most ambitious development in the history of the Aragonese Pyrenees and could transform the appearance of the valley.
Long-awaited urbanization and old promises
The idea for the development emerged back in the 1960s, when land plots were allocated for the growth of ski tourism. Owners were promised a stake in future developments, but the project was put on hold for decades. Now, authorities are returning to these agreements, aiming not only to expand the housing stock but also to address the shortage of affordable homes for locals.
Divided opinions: support and criticism
The implementation of the plan has sparked lively debate. The municipal council, dominated by the PP party, views the project as a historic step forward. At the same time, representatives of environmental and neighborhood organizations have raised concerns about possible speculation and negative impacts on the environment. According to them, most existing apartments are used as second homes, while permanent residents face unaffordable rental prices.
Infrastructure and social initiatives
Alongside residential buildings, plans include the construction of new infrastructure facilities: a water intake complex, treatment plants, and improved road connections to the ski slopes. Authorities have also abandoned the idea of building a battery station in Anciles, citing safety concerns and environmental preservation.
Implementation phases and investments
Construction will take place in stages: first, 856 apartments will be built, followed by another 504, and in the final stage — 838. The total investment is estimated at 19 million euros. The project is expected to give new impetus to the region’s economy, but some residents fear it will further drive up housing prices.
Housing accessibility and social apartments
The initiative provides for the construction of 29 social apartments with the support of the government of Aragón. Local business owners emphasize the need to increase the share of affordable housing for tourism and service sector workers, as high rental rates make staff recruitment difficult.
Transport and development prospects
At the same time, there are discussions about a cable car project to connect Benasque with the Cerler ski resort. This and other infrastructure projects remain controversial among residents and activists, who call for consideration of local interests and protection of natural resources.
Public protests and demands
In October, an event organized by the ‘Por una Montaña Digna’ movement is scheduled to take place in Jaca, bringing together dozens of municipalities. The participants advocate for sustainable tourism development and the right to housing for all residents of the region.
