
Launch of a major project
The Malaga City Urban Development Service has officially approved the launch of the first phase of the Térmica Beach residential complex. The developers are Ginkgo Advisor and Aedas Homes. The initial stage involves building 173 apartments, while simultaneously improving the surrounding area. This work began back in August 2024.
Location and features of the complex
The new residential development will be located on the front line of Misericordia beach, along the popular Paseo Marítimo Antonio Banderas avenue. The project is already being described as one of the most significant in Malaga’s modern urban development history. Property prices start at €755,000, according to real estate listing sites.
Scale and infrastructure
Overall, the project provides for the construction of 400 market-rate apartments and 273 affordable units, as well as a hotel, green spaces, and commercial premises on a plot of over 11 hectares. The first phase features an 11-storey building with one- to four-bedroom apartments facing the sea.
Modern amenities and economic impact
Residents will have access to a panoramic pool, sun terrace, fitness center, sauna, spa area, co-working space, residents’ club, spacious gardens, and children’s playgrounds. Total investment is estimated at €400–450 million. Around 1,500 jobs are expected to be created during construction, with a further 600 permanent and temporary positions opening after completion. This will have a significant impact on the city and regional economy.
Architectural solutions and demand
The project is being developed by the architectural firms François Leclerq Associés and T10. The buildings will feature modern and environmentally friendly architecture, offering sea views from the windows. According to the developers, in less than a year, 40% of the apartments in the first phase have been sold, amounting to about 75 units. Most buyers are residents of Spain, mainly from Málaga.
Significance for the city
The Térmica Beach complex is positioned not only as a residential project, but also as a significant step in the development of Málaga’s urban environment and the entire Costa del Sol coastline. It aims to transform the city’s appearance, renovate the Antonio Banderas promenade, and create a new prestigious district that is already being called Málaga’s ‘new Golden Mile.’
