Spain’s Most Expensive Streets: Marbella and the Balearic Islands Lead Property Prices

Spain has again named its most expensive streets for real estate purchases. Marbella and the Balearic Islands top the rankings, with luxury villa prices reaching tens of millions of euros. Experts note high demand for upscale housing and a limited supply.

In 2025, Spain’s luxury real estate market continues to show steady price growth, especially in Andalusia and the Balearic Islands. According to recent data, six of the ten most expensive streets in the country are located in the province of Malaga, with four of them in Marbella and two more in Benahavís. Here, in the prestigious residential complex La Zagaleta, the average villa price reaches €12.3 million, allowing the area to hold the top spot for the fourth consecutive year.

The top ten also includes three streets in the Balearic Islands: two in Andratx and one in Palma. Outside these regions, only one street made the ranking—Avenida Supermarseme in Sant Andreu de Llavaneres (Barcelona)—which took second place in terms of property value.

The Marbella–Estepona–Benahavís triangle remains a magnet for investors interested in luxury real estate. New developments under renowned brands such as Dolce&Gabbana are actively being built here, with Sierra Blanca being one of the key developers. In Marbella’s Sierra Blanca district, three streets—Wagner, Vivaldi, and Albinoni—rank among the most expensive in the country. The average house price here ranges from seven to eight million euros.

Many properties in these areas offer panoramic views of the Mediterranean Sea, Africa, and Gibraltar, a feature highly valued by affluent buyers. Experts point out that location remains the key factor when choosing real estate of this caliber. The Sierra Blanca district is already being compared to Beverly Hills in Los Angeles, with its prestige and multicultural atmosphere attracting buyers from all over the world. Residents here represent more than a hundred nationalities, and the level of security and privacy continues to grow.

La Zagaleta, managed by Modon Holding, is still regarded as the most exclusive urbanization in Spain. The area features more than 250 villas and offers the potential to build about 150 more homes. Listings include mansions priced up to 30 million euros and apartments measuring 110 square meters for 1.4 million. Residents enjoy access to two golf courses, a helipad, restaurants, an equestrian club, and other premium amenities.

The Balearic Islands, particularly Andratx and Palma, also maintain high positions in the ranking. Here, the average home price ranges from seven to nine million euros. According to experts, Andratx combines a sought-after port, often referred to as the ‘Saint-Tropez of Mallorca’, with scenic views of the sea and mountains. Palma, on the other hand, attracts buyers with its proximity to the city center, privacy, and high level of security. Limited supply and growing international demand are driving prices up, while modern architectural solutions, large plots, and a full range of services make these properties especially appealing to affluent buyers.

The only street outside the Costa del Sol and the Balearic Islands to make the ranking is Avenida Supermarseme in Barcelona province. This nearly five-kilometer stretch runs through the prestigious area of Sant Andreu de Llavaneres, where the average home price is around nine million euros.

The ranking was compiled based on an analysis of the average prices of all types of housing—from apartments to villas—on streets where at least 20 properties were listed for sale. This approach provided an objective picture of Spain’s luxury real estate market.
