Their joint aim is to introduce advanced technologies that will fundamentally transform approaches to financing and investing in construction projects and completed properties.
The main goal of this partnership is to truly democratize real estate investment by opening up the market to a wider audience, while also making it easier for developers to attract capital. This is achieved through a blockchain-based system that is fully compliant with current Spanish and European regulations. The companies emphasize that this new form of financing is secure, fast, and globally accessible—an essential factor in such a competitive sector.
At the core of this innovative model is the process of tokenization. This involves transforming traditional physical assets, such as a building or a parcel of land, into digital ‘tokens’ that are recorded on a decentralized blockchain network. Each token represents a legally recognized share in the asset and entitles its holder to a portion of the income, for example, from rental or subsequent sale. This technology not only streamlines and secures the fundraising process but also greatly increases the liquidity of the assets themselves, enabling investors from around the world to easily buy and sell their stakes.
The partners offer an integrated solution implemented through the Token City platform, covering three key stages. First, experts assess the real asset and develop the optimal structure for its tokenization. Next, during the financing phase, all necessary technological infrastructure and regulatory support are provided for the issuance and sale of tokens. Finally, investors gain access to specialized trading platforms where they can freely buy or sell their acquired digital assets.
The first project under this partnership has already launched successfully. OTESA, a company with over 25 years of experience in real estate management, has issued tokenized bonds backed by mortgages. The goal is to raise one million euros to acquire a plot of land for development in the picturesque Maresme region, Barcelona province. Notably, experts estimate the value of the collateral plot at 1.66 million euros. This deal is a milestone for the Spanish market, as it is the first to combine the security of mortgage-backed assets with the flexibility and speed of tokenization. The project is open for investment to both professional and retail investors through the regulated platform Alius Capital, a subsidiary of Token City.
