In September 2025, the average price per square meter of housing in Murcia reached €1,443. Over the past twelve months, this figure has increased by 11 percent. Compared to August, the growth was 0.1 percent. These figures are provided in the latest market analysis report.
Murcia’s Position Compared to Other Cities
Despite the noticeable price increase, housing prices in Murcia remain significantly below the national average. Across the country, the average price per square meter is €2,517. This keeps Murcia among the major cities where buying an apartment is still the most affordable.
Areas With the Highest and Lowest Property Prices
Within the city, there is a significant disparity in prices across neighborhoods. The most expensive area is San Miguel, where the price per square meter has reached €3,148—19.6 percent higher than last year. The top three also include Santa Catalina–San Bartolomé with €3,088, and the Juan Carlos I area at €2,986 per square meter. In Vista Alegre, prices climbed to €2,804, while in Juan de Borbón they hit €2,745.
The most affordable options can be found in La Paz, where the average price is €721 per square meter—5.7 percent lower than a year ago. In Torreagüera, housing costs €844; in Los Ramos, €897; in Sangonera la Seca, €927; and in El Raal, €940.

Over the past year, the average price of housing in Murcia has increased faster than the national average. In some neighborhoods, such as San Miguel, historic highs have been recorded. The largest price growth was observed in the suburbs and certain residential areas, such as El Raal and Churra. Meanwhile, the La Fama district saw the biggest decrease, dropping by 13.4 percent over the year.
Overall, the gap between the average price in Murcia and the rest of Spain exceeds €1,000 per square meter, which continues to make the city attractive to buyers.
