Madrid Sur shopping centre in Puente de Vallecas is undergoing its largest transformation to date, tripling its retail space to nearly 24,000 square metres. With 85% of units already leased, new brands and upgraded facilities are set to reshape the local retail landscape.

Madrid Sur shopping centre in Puente de Vallecas is entering the final phase of a sweeping redevelopment that will see its commercial area expand to 23,676.8 square metres by October 2026. This project, which is transforming an existing complex rather than building from scratch, has already secured tenants for 85% of its new retail space—equivalent to 20,072 square metres—leaving just over 3,600 square metres available for future operators.

The redevelopment is being carried out in stages, allowing the centre to remain open throughout the works. According to official information released on 18 June, the project will not have a single grand opening day; instead, new shops and renovated areas are gradually coming into service as construction progresses. The final completion of works is scheduled for October 2026.

Retail Growth and Sustainability

This expansion will triple the centre’s leasable area and double the variety of brands on offer. The distinction is important: while the physical space for retailers increases, the number of different operators will also rise significantly. The project includes the installation of solar panels, new energy-efficient cooling systems, and upgrades to the building’s overall energy infrastructure.

Unlike new developments such as the planned El Cañaveral retail park, which is set to open in 2027, Madrid Sur’s approach focuses on revitalising an established site and integrating it more closely with the surrounding urban environment. This strategy allows for ongoing business activity during construction and aims to create a more open, community-oriented space.

Current and Upcoming Tenants

Pepco and Terranova are already operating in the centre, with Pepco marking its 4,000th European store at Madrid Sur and Terranova opening its largest Spanish location in March 2026. McDonald’s also reopened in a new unit in October 2025. Other current tenants include Carrefour, Décimas, Inside, Game, Kiwoko, Dreamfit, and Domino’s, while KFC is temporarily closed due to ongoing works.

Among the next wave of arrivals are Kiabi and Action, the latter linked to the new Plaza Unión area. The centre’s website also lists 100 Montaditos and MadridSur Bowling as upcoming openings, and the official statement highlights La Ramona, Taco Bell, new food stalls, and a major restaurant as part of the expanded dining and leisure offer.

New Spaces and Community Focus

The redevelopment centres on three main areas: the Central Entrance, featuring a mural by Siquier and new retail units; Plaza Unión, which will bring together shops, restaurants, terraces, and sculptures by Hernán Marina; and Terraza Mirador, an open-air dining and leisure zone on the second floor. The aim is to shift from a closed mall model to a more accessible, socially connected space that encourages community interaction.

While the project’s documentation does not specify the total investment or projected job creation, these figures remain unconfirmed and should not be attributed to the redevelopment without further official communication.

Location and Access

Madrid Sur is located at Avenida de Pablo Neruda, 91, directly opposite the Asamblea de Madrid. The nearest Cercanías station is Asamblea de Madrid-Entrevías, and the centre is also served by bus lines 57, 144, and N11. Drivers can access the mall via the M-30 (Méndez Álvaro) and M-40 (Avenida de la Albufera).

The transformation of Madrid Sur comes as the region sees a wave of new retail and leisure projects. For example, the opening of a unique water coaster at Aquopolis Villanueva de la Cañada has drawn attention to the evolving landscape of shopping and entertainment destinations near Madrid, as highlighted in recent coverage of new attractions in the area.

Madrid Sur’s redevelopment stands out for its focus on sustainability, phased integration with the neighbourhood, and a tenant mix designed to serve both local residents and visitors. As the October 2026 completion approaches, the centre is set to become a key retail and social hub for Puente de Vallecas.
