In Spain, the debate is intensifying over the effects of the growing trend of renting individual rooms. According to the head of the national branch of Fiabci, this practice is becoming increasingly common not only among students but also among low-income families. In recent years, up to ten people are living in apartments of 100-200 square meters, a situation that previously was typical only for young people.
Challenges for the real estate sector
The head of Fiabci Spain has highlighted that room rentals are turning into a modern form of low-comfort housing. He believes this issue requires immediate action from both industry professionals and government authorities. In his view, new mechanisms of cooperation between the public and private sectors are needed to increase the supply of affordable housing.
The need for systemic change
The expert stresses that one-off measures are not enough to solve the problem. He advocates for the creation of a stable regulatory framework that would encourage the construction of affordable apartments, speed up the permitting process, and lower administrative barriers. Otherwise, he believes, the spread of low-comfort housing will continue, taking on new legal forms.
Response from the professional community
Last week, representatives of Spainβs leading real estate associations met at the second National Forum on Housing Marketing and Presentation. Participants called for lower taxes, faster urban planning procedures, and stronger legal protections. They also emphasized the need for coordinated action at all levels of government to improve housing accessibility.
