A major redevelopment is underway in the northern part of Barcelona’s 22@ district, where the former industrial complex L’Escocesa is being transformed. The municipality has allocated nearly €52 million to turn these historic buildings into a modern space with housing, cultural venues, and innovation centers. The total area exceeds 11,500 square meters, and the site is set to become a unique urban cluster blending multiple functions.
The plan focuses not only on preserving architectural heritage but also on creating new opportunities for residents and businesses. Key priorities include developing social infrastructure, supporting creative initiatives, and implementing modern technologies. City officials believe this project will become a model of harmonious coexistence between cultural, economic, and residential spaces within a single neighborhood.
New spaces
The first phase will involve renovating the Klein building, which will house a solidarity economy center. Cooperatives will operate here, along with facilities for startups and social initiatives. €7.5 million has been allocated for this renovation, with work set to begin closer to the end of 2026. Importantly, the project will prioritize energy efficiency and meet modern comfort standards.
Nearby, the Johnston and Foseco buildings are already buzzing with activity in their art studios. More than thirty artists use these spaces to create and showcase their work, as well as to hold workshops and exhibitions. Incorporating Klein into this ensemble will strengthen the synergy between art, innovation, and social entrepreneurship.
Housing and Support
A key focus of the project is the creation of supported housing for vulnerable groups. The Paul, Birkhead, and future Steegmann buildings are set to offer more than 4,500 square meters for assisted apartments and social services. Those in need of special support will be able to find a home here, with access to educational and cultural programs.
City services are already consulting with specialized organizations to address the real needs of future residents. The plan is for the management of these homes to be as open and inclusive as possible, with an emphasis on resident participation in community life. Activities will include courses, creative workshops, and employment programs.
Innovation and Business
The Shield building will house an incubator for technology and food startups. Spanning more than 2,000 square meters, it will feature laboratories, offices, and classrooms for young companies, researchers, and chefs. The city expects this center to become a hub for new projects in science, nutrition, and digital technologies.
The project has already been developed, and its implementation will begin in the coming years. Authorities are focusing on collaboration between business, science, and educational institutions to create a true innovation hub here. New jobs and educational programs are expected to attract young professionals and entrepreneurs to the area.
City and district
The project’s implementation will allow Barcelona not only to preserve the unique industrial complex of Poblenou, but also to breathe new life into it. Authorities emphasize a commitment to balanced development: housing, culture, economy, and innovation should complement one another rather than compete for space.
Unlike previous stages of the 22@ development, when priority was given to large companies and offices, the current focus has shifted toward social inclusion and support for local initiatives. According to city experts, this approach will help create a more sustainable and diverse urban community.
If you didn’t know, L’Escocesa is a former textile factory in the Poblenou district, which since the late 19th century has been one of the symbols of industrial Barcelona. In recent decades, the complex has served as a venue for artists and creative projects. Today, L’Escocesa is officially recognized as a cultural heritage site and is under the city’s protection. Its renovation is part of the 22@ district development strategy, which is considered one of the most innovative and rapidly changing areas in the capital of Catalonia.
