In the northwest of Madrid, in the municipality of Las Rozas, the ambitious residential project El Quintanar has begun. Developer Levitt, part of Q21 Real Estate since 2018, has unveiled a showroom where potential buyers can truly experience the atmosphere of their future home. The space fully recreates the interior and exterior of one of the apartments, allowing visitors to appreciate not only the layout, but also the quality of the finishes and the connection to the surrounding nature. Visitors can explore models, visualizations, and the master plan to get a comprehensive understanding of the scope and concept of the complex.
Three Phases of Construction and Over 500 Apartments: Inside El Quintanar
The project covers an area of over 300,000 square meters and is being developed in three phases. The first phase, La Retorna, comprises 176 apartments and more than 13,000 square meters of communal areas. The second phase, Las Dovelas, also offers 176 apartments and a similar range of facilities for leisure, sports, and socializing. The third phase, El Lindal, will add 120 apartment units and 44 single-family homes located closest to the nature park. This section will feature 7,000 square meters of green and public spaces. In total, more than 500 apartments will be built in El Quintanar, designed by the renowned Estudio Lamela. The architects have focused on modern forms, energy efficiency, and harmony with the landscape. The interiors, created by COMAD Arquitectura y Diseño, draw inspiration from local oak groves, creating a cozy and natural atmosphere. Already, over 60% of the apartments have been sold, indicating strong demand for housing of this caliber.
Space, technology, and infrastructure: what awaits future residents
El Quintanar combines 133,000 square meters of residential development with over 200,000 square meters of public and green spaces. According to Q21 Real Estate management, the complex will offer even more space for walking and recreation than for housing itself. The project plans to restore and create more than 170,000 square meters of parks, strengthening the connection between Las Rozas and the natural areas between the Guadarrama Regional Park and the Cuenca Alta del Manzanares Park. Special attention has been given to preserving the centuries-old oak forest, which seamlessly merges into a natural corridor leading towards El Escorial.
High standards and a full range of services: from smart homes to gourmet experiences
The complex features apartments with two to five bedrooms, priced from €619,000 to €1.4 million depending on type and location. All properties are equipped with smart home systems, underfloor heating and cooling, as well as premium building materials. The infrastructure includes swimming pools, walking alleys, designer coworking spaces, relaxation areas, gastronomic spaces, sports facilities, and children’s playgrounds. Everything here is designed not only for comfortable living, but also for an active lifestyle and vibrant community life.
El Quintanar is more than just a residential complex—it’s a new center of attraction
The project includes a commercial area featuring a boutique shopping center and an entertainment complex covering 13,000 square meters. The developer does not rule out the possibility of adding a flex living format, although it is not a current priority. The main goal is to create a self-sufficient environment where everything you need is within walking distance, while maintaining a high level of privacy. Since sales began in April 2021, prices have been adjusted in line with rising construction costs, increasing by approximately 10–12%. To date, about 65% of the properties have been sold, and the first residents will be able to receive their keys as early as September 2027.
