
Housing price trends in Murcia
Over the past year, the price per square meter of housing in the Murcia region has risen by almost 15%, reaching 2,498 euros per square meter. Despite the overall increase, certain municipalities remain attractive to buyers on a budget. One such location is Alguazas, where the average price per square meter is 519 euros. This means a 100-square-meter home would cost around 51,900 euros, while a 200-square-meter property would be approximately 103,800 euros. By comparison, the regional average is 1,515 euros per square meter, which is 17.6% higher than a year ago.
Alguazas: geography and historical roots
Alguazas is located less than 19 kilometers from the center of Murcia and about an hour’s drive from the La Manga coast. The municipality sits between the Segura and Mula rivers, which has encouraged settlement of these lands since ancient times. Archaeological discoveries show that people lived here as far back as the Bronze Age, with evidence of collective burials and flint workshops. According to one theory, the name Alguazas comes from the Berber word Wada, indicating its location on lower ground compared to the neighboring municipality Molina.
The first written references to the settlement date back to the 13th century, after these lands came under Castilian control. During the Middle Ages, Alguazas changed hands several times: it was gifted to Queen Violante, wife of Alfonso X, and later passed under the administration of the Bishopric of Cartagena. At different times, the municipality suffered from raids, forced relocations, and economic upheavals related to the expulsion of the Moriscos, the ban on rice cultivation, and the secularization of church lands. In the 19th century, the railway arrived, and in the 20th century, the area experienced industrial development and political change.
Architectural landmarks and cultural heritage
Among Alguazas’s most notable sites is the Torre de los Moros, a tower built in the 12th century on the former site of a Muslim cemetery. This square structure, made of lime mortar, served as a defensive post, a prison, and a refuge for the clergy. Over the centuries, the tower underwent destruction and restoration, and at the end of the 20th century, it was transformed into an ethnographic museum and cultural center.
Another architectural landmark is the Church of San Onofre, built in the 16th century. The building combines elements of Mudejar, Baroque, and Neoclassical styles. Inside, original wooden beams and extensions from various historical periods have been preserved. The church is considered one of the most prominent in the region.

Today in Alguazas, there is a wide selection of real estate available. Among the listings are two-story townhouses with an area of 165 square meters, featuring four bedrooms and three bathrooms, priced at around 155,900 euros. Renovated apartments with four rooms and two bathrooms are also on offer for 120,000 euros. For those seeking more space, there are townhouses of over 200 square meters in need of renovation, priced at 133,000 euros.
For those who prefer detached homes, a three-story villa with five bedrooms, three bathrooms, a pool, and a plot of over 1,000 square meters is offered at 249,900 euros. There are also country houses with gardens, covering 280 square meters, available for 180,000 euros. Thus, Alguazas remains one of the few municipalities in Murcia where housing is still accessible to a wide range of buyers.
