In September 2025, the average price per square meter for resale housing in Valladolid was €1,894. Compared to August, there was a slight decrease of 0.7%. However, year-on-year, prices rose by 10.7%. The city remains one of the most active real estate markets in Castilla y León, despite a slowdown in growth rates in recent months.

Across Spain, the average price per square meter reached €2,517. This figure grew by 0.7% over the month, and by 15.3% over the year. Consequently, Valladolid lags behind the national average by around a quarter, though its annual growth is more moderate and stable.
Differences by City District
In central Valladolid, the price per square meter reached €2,671, up 15.5% from a year ago. In the Paseo Sorrilla — Cuatro de Marzo and Parquesol districts, prices stood at €2,078 and €2,075 respectively, with annual increases of 20.3% and 8.9%. In the Huerta del Rey and Covaresa — Parque Alameda neighborhoods, property prices also exceed €1,900 per square meter.
The most affordable areas remain Pajarillos and Delicias, where prices are €1,279 and €1,355, respectively. However, these neighborhoods also recorded the highest annual increases — 22.5% and 19.1%. In the Belén — Pilarica — Barrio España and La Victoria — El Cabildo districts, there has been a decrease in property values of 4.8% and 13.7%, respectively. In Rondilla — Santa Clara, prices rose by 17% to reach €1,694.
