
Unique Property Identifier: What Is It For?
In Spain, every property—whether it’s an apartment, house, plot of land, or commercial space—is assigned a unique number in the Property Registry (Registro de la Propiedad). This code distinguishes one property from another, no matter how many times ownership or other details change. Since 2016, a 14-digit Código Registral Único (CRU) has replaced the previous IDUFIR identifier for this purpose. Using this number, you can access all official information about the property: ownership, any encumbrances, and a precise description of the asset.
Where and How to Find the Property Number
There are several ways to find out this number. The most common is to request an extract (nota simple) from the Property Registry. This document contains all key information, including the CRU. To obtain the extract, it is enough to know the address or other property details. Another option is to use the online Geoportal Registradores service, which allows you to locate the property by address, coordinates, or cadastral number. This is convenient if you don’t have documents on hand but know the exact location. You can also visit the local Property Registry office in person. Staff can help find the necessary information if you provide the address or a cadastral certificate. Sometimes, the required number can be found in old documents: notarial deeds, mortgage agreements, or previous extracts. Even if you find the old IDUFIR there, you can use it to obtain current data.
What is the difference between the CRU, property number, and cadastral code
Spain has several property identifiers, which can be easily confused. The CRU is a national unique code assigned to a property throughout the entire country. The Property Registry number is valid only within a specific registration district. The cadastral number (referencia catastral) is used solely for cadastre and tax purposes. It is not directly linked to registry data, but often helps locate information when dealing with authorities. For legal transactions and operations, the registry number or CRU is always required, not the cadastral code.
