State-owned company Sepes launches large-scale housing projects across Spain

Starting in 2026, Sepes will begin offering large housing packages. The program will include properties returned by Sareb and other state-owned apartments. The new initiative will affect various regions across the country.

Plans to launch new initiatives

Starting in 2026, the state company Sepes plans to regularly release large housing packages to the market. A new platform will allow citizens to apply for apartments without strict income restrictions. As part of this initiative, some properties will come from the Sareb fund, which is currently returning to state control. It is expected that a significant portion of the apartments will also be provided from other government reserves.

Preparation and adaptation of properties

Sepes management emphasizes that apartments will be available for rent only after the necessary work has been done to bring them up to standard. The company notes that the housing must not only meet affordability criteria but also quality standards. In some regions, initial steps have already begun to process permitting documentation, which will help speed up the launch of pilot projects.

Construction dynamics and regional allocation

According to the Ministry of Housing and Urban Agenda, the volume of social housing construction increased by almost a quarter in the first half of this year. Nearly 6,000 new units received the corresponding classification. The Madrid region led in the number of new homes delivered, followed by Andalucía and Catalonia. Most new projects are being developed by private construction companies, although public entities are also actively involved. At the same time, official statistics do not account for all units related to the recovery and sustainability program.
