Spanish Real Estate Market: New Records and Exceptions
In 2025, housing prices in Spain once again reached a historic high. According to the latest analytical data, the average price per square meter across the country is €2,517. Over the year, this figure increased by 15.3%. Despite the general upward trend, there are still some localities where affordable options can be found.
Íllora: Municipality with the Lowest Prices in the Province of Granada
In the province of Granada, the average housing price is €1,626 per square meter. However, in Íllora, this number is significantly lower—just €515 per square meter. That is almost three times less than the provincial average. For example, a 100-square-meter house here would cost €51,500, while a 200-square-meter property would be €103,000.
Íllora is located in the east of the Loja district. As of 2024, the population is 9,918. The settlement has a history spanning thousands of years: archaeological finds show that humans lived here as far back as prehistoric times, especially during the Copper Age. In the 6th century BCE, the territory became part of Carthage, and later, the Roman colony of Illurco was established here, as mentioned by Pliny the Elder.
Sights of Íllora: History and Architecture
In the city center, the ruins of a castle from the Caliphate era (9th–10th centuries) stand atop a rocky hill. Some sections of the fortress walls remain, and you can see how the complex was divided into a residential area, a citadel, and a suburb. Watchtowers from the Nasrid period have also been preserved in the surrounding area, such as the tower in Brácana, as well as the tower in Tocón, which was once part of a rural estate or a small castle.
Among the architectural landmarks, the church of Nuestra Señora de la Encarnación stands out, having received cultural heritage status in 1980. The building was designed in the 16th century by architect Diego de Siloé, known for his work on the Granada Cathedral and the famous Golden Staircase in the Burgos Cathedral.
