Madrid Sur in Puente de Vallecas is entering the final phase of its ambitious transformation. With over 85% of retail space already leased, the center will soon welcome major brands and new leisure areas, reshaping the local shopping experience.

Madrid Sur shopping center in Puente de Vallecas is on the verge of a dramatic relaunch, with construction now in its final stretch and more than 85% of its retail space already committed to tenants. The redevelopment, which will triple the center’s commercial area, is set to finish in October, according to the project’s construction timeline.

As reported by Revista Centros Comerciales, 20,072 square meters out of a total 23,676.8 have already been leased, signaling strong demand from both national and international brands. This high occupancy rate, achieved before the last scaffolding comes down, highlights the project’s momentum and the confidence of major retailers in the renewed complex.

Expanded Spaces and New Design

The overhaul of Madrid Sur is not just about adding square meters. The center is being reimagined to shed its old, enclosed image and become a more open, accessible part of the urban landscape near the Asamblea de Madrid. The new design features dynamic corridors, outdoor terraces with panoramic views of the Madrid skyline, and the creation of Plaza Unión—a semi-open social hub intended as a gathering point for the neighborhood.

These changes aim to make Madrid Sur more than a place to shop. The addition of terraces and open spaces is designed to encourage visitors to linger, meet friends, and enjoy leisure time, reflecting a broader shift in how shopping centers are used in Spanish cities.

Confirmed Brands and Retail Mix

The tenant lineup reflects a focus on high-traffic, value-oriented retailers and popular food outlets. Among the confirmed brands are:

  • Pepco, opening its 4,000th European store in the complex
  • Terranova, launching its largest location in Spain
  • Kiabi, preparing to open in the expanded area
  • Action, taking a prominent spot in the new Plaza Unión
  • McDonald’s with an outdoor terrace, and 100 Montaditos at the main entrance
  • Existing or mentioned retailers such as Game, Carrefour, Kiwoko, a pharmacy, Décimas, INSIDE, and Dreamfit

This mix is designed to serve everyday needs—fashion, home goods, dining, and services—while also drawing in visitors for leisure and socializing. The presence of both established chains and new arrivals underlines the center’s ambition to become a key destination in southeast Madrid.

Why 85% Occupancy Matters

Securing over 85% occupancy before completion is a significant milestone for Madrid Sur. With 20,072 square meters already leased, the project demonstrates strong market interest and suggests a solid foundation for the center’s relaunch. This level of commitment is especially notable given the competitive landscape for retail space in Madrid.

The transformation is not just about scale. The new layout prioritizes open walkways, exterior areas, and spaces designed for people to stay, not just shop and leave. This approach aligns with changing consumer habits and the growing demand for multi-purpose urban spaces.

Energy Efficiency Upgrades

The redevelopment also includes a suite of bioclimatic and energy-saving measures. A comprehensive energy audit has led to the installation of large-scale photovoltaic solar panels on the roofs and the replacement of outdated climate control systems with high-efficiency chillers. These upgrades are intended to reduce the center’s environmental footprint and operating costs, in line with broader trends in sustainable urban development.

What Locals Can Expect

For residents of Puente de Vallecas and the surrounding area, the reopening of Madrid Sur will bring a host of new features: the Plaza Unión, outdoor terraces, a redesigned central entrance, and a diverse range of shops and services. With brands like Pepco, Action, Kiabi, Terranova, McDonald’s, 100 Montaditos, Game, Carrefour, Kiwoko, Décimas, INSIDE, Dreamfit, and a pharmacy, the center is set to offer a blend of daily essentials, fashion, dining, and leisure options.

As the final phase of construction progresses, Madrid Sur is positioning itself as a modern, open, and socially vibrant retail destination—one that reflects the evolving needs and habits of Madrid’s urban communities.
