Apartments with Swimming Pools in Spain Cost Nearly Twice as Much as Regular Ones

In Spain, apartments with a swimming pool are sold on average at a price 91% higher than similar properties without this feature. The difference is especially notable in Barcelona, where these apartments cost 163% more than regular ones. Regional analytics and the reasons behind the price gap — in our report.

Buying an apartment with a swimming pool in Spain is almost twice as expensive as purchasing a similar property without this feature. According to recent data, the average premium for properties with a pool is 91%. This demand is explained not only by the climate but also by limited supply: only one third of apartments on the market are equipped with a pool.

The largest price gap is observed in Barcelona, where apartments with a pool cost 163% more than those without one. The difference is also significant in other cities: in Teruel — 147%, in Lleida — 118%, in Ceuta — 112%, and in Valencia — 110%. In Madrid, despite the popularity of pools, the premium is only 14%.

In a number of cities, such as Santa Cruz de Tenerife, Toledo, Palencia, and Burgos, the price difference ranges from 91% to 96%. In Malaga, apartments with a pool are 89% more expensive, in Cordoba — 83%, in Melilla — 82%, and in Tarragona — 80%. In other major cities, including Alicante, Cadiz, Las Palmas de Gran Canaria, and Palma, the premium also exceeds 50%.

Interestingly, in some cities, such as Salamanca and La Coruña, apartments with a pool are even cheaper than those without one. This is due to the specifics of urban development and the local demand for such properties.

In Madrid, the price difference between apartments with a swimming pool and those without is 14%, while in San Sebastián it reaches 23%. In Seville, homes with a pool are 37% more expensive. Experts attribute these discrepancies to urban planning policies: in Madrid, new residential complexes with shared amenities have developed rapidly in recent years, whereas in Barcelona, construction opportunities are limited and proximity to the sea reduces demand for pools.

Nationwide, only 34% of apartments on the market have a swimming pool. Alicante leads in this regard, with 37% of apartments featuring a pool. In Málaga, the figure is 31%, and in Palma, 23%. In Barcelona, just 6% of apartments have a pool, while in Madrid, the figure is 12%.

In some cities, such as Vitoria, Bilbao, Pontevedra, Ourense, and Zamora, the share of apartments with a pool is so small that it does not affect the overall statistics. In Soria, Huesca, Ceuta, Palencia, Lugo, Cádiz, León, Oviedo, Pamplona, and Huelva, only 1% of apartments for sale come with a pool.

Analysts note that the high price of apartments with a pool is driven not only by demand, but also by market specifics: the calculations included only apartments, excluding private houses and chalets. As a result, having a pool is becoming an increasingly significant factor in property pricing in Spain, especially given the hot climate and limited supply.
