Ministry of Finance auctions 31 lots in Teruel starting at 45.95 euros. A new government auction is launching in Teruel: 31 lots are up for sale, including agricultural plots for less than 50 euros and a city apartment for 116,000 euros. Participation requirements and details of the procedure are covered in this article.

In June 2026, the Ministry of Finance of Spain will organize an open auction to sell 31 properties owned by the state in the province of Teruel. The lots are mostly agricultural plots, along with one urban apartment. According to Talent24h, starting prices for some of these properties are surprising even for experienced market participants: the minimum price for a plot starts at just 45.95 euros.

The most affordable lots

The cheapest plot up for auction is located in the municipality of La Puebla de Valverde. This is a small agricultural land with an area of 328 square meters, offered in the third round of the auction for 54.06 euros and in the fourth round for just 45.95 euros. Such offers are rare and typically attract residents of nearby areas or those looking to expand their holdings with minimal investment.

These low prices are due to the modest size of the plots and their limited agricultural potential. Nevertheless, such lots can be a good purchase for certain buyers, especially those familiar with the area and aware of its features.

Geography and diversity of properties

All 31 properties are distributed across various municipalities in the province of Teruel: among them are Oliete, Plou, Sarrión, Santa Eulalia, El Campillo, Utrillas, Aldehuela de Teruel and others. Most lots are agricultural land, but the list also includes an urban property: an apartment in the provincial capital on Ollerías del Calvario street, with a starting price exceeding 116,000 euros.

Prices for the plots vary widely: some land is offered for 70–100 euros, others for tens of thousands, depending on their area, location, and legal characteristics. There are plots of more than 10,000 and even 17,000 square meters, which is reflected in their price.

Participation terms and procedure

The auction will take place on June 12, 2026 at 10:00 a.m. in the building of the Ministry of Economy and Finance delegation in Teruel. Anyone interested can submit their offers in sealed envelopes within 30 days from the publication of the announcement. To participate, a security deposit of 5% of the selected property's value must be paid; however, for lots cheaper than 10,000 euros, this requirement may be waived according to current regulations.

Applicants must be legally capable of entering into transactions and not be in bankruptcy or any other legal incompatibility. All properties are offered as-is; therefore, prospective buyers are advised to carefully review the specifications and inspect the plot before submitting an application.

Market context and risks

State real estate auctions in Spain have traditionally attracted interest from investors and private individuals, especially in regions with low land costs. However, it is important to keep in mind that purchasing such properties requires careful examination of the terms and understanding of possible restrictions. Issues related to changes in ownership and rental rules also remain relevant: for example, recent legislative changes regarding lease extensions were discussed in a report on new risks for tenants and property owners — you can learn more about this in the analysis of changes for tenants after the decree was repealed.

Thus, the upcoming auction in Teruel is an opportunity to acquire state property at an attractive price, but it requires a deliberate approach and careful review of all aspects of the transaction.
